			<content:encoded><![CDATA[<p>One of the most common questions we have in new home construction is, &#8220;How long will it take to build my new home?&#8221;  The answer is that it depends on the commmunity.  The following is a breakdown of the new home communities in which Harris &#038; Doyle Homes builds and the approximate amount of time it takes to build a new home from the time the permit is pulled:<br />
Alden Glen: 100 days<br />
Longmeadow: 100 days<br />
Cotswolds: 120 days<br />
The Preserve: 150 days<br />
These are conservative estimates, but these time frames give us the time we need to finish your new home and fully complete the walk-thru and punch list prior to closing. </p>

			<content:encoded><![CDATA[<p>In a recent interview with CNBC&#8217;s Becky Quick, Warren Buffett proclaimed he would buy millions of houses right now if it were practical to do so.  He said that not only were stocks attractive at current valuations, but that single family homes were as attractive an asset class if not more.  The Oracle went on to qualify his statement a little more by saying that housing was very attractive if purchased at low rates and held for a long period of time.  Buffett didn&#8217;t disclose why he isn&#8217;t putting his money where his mouth is and buying millions of homes &#8212; let&#8217;s face it, he can do what he wants &#8212; but I suspect it&#8217;s because managing the business of buying, selling and maintaining all those homes would be an incredibly tall order. Perhaps that&#8217;s why he owns the largest real estate companies in Omaha, Birmingham and who knows where else.  Any way you slice it, Mr. Buffett is a lot smarter than me and he says that now is a great time to buy a home.  Judging from the amount of activity we&#8217;ve seen recently, I think there are some people listening&#8230; </p>

			<content:encoded><![CDATA[<p>A termite bond, also known as a termite letter, is essentially a contract between a homeowner and a pest control company that describes the treatment to be provided by the pest control company to prevent the house from getting termites or to re-treat the property in order to control an infestation.  Here are a few things to watch out for when analyzing a termite bond and/or choosing a pest control company:<br />
1. Not all bonds offer a repair and replace feature.  This feature guarantees the pest control company will repair and/or replace any damage done to the property by termites.<br />
2. Most homeowner&#8217;s insurance does not cover termite damage, therefore make sure you have a bond from a strong, reputable pest control company.<br />
3. Not all bonds cover the same length of time&#8230; some are 5 years, some are 10.  In some cases, you will have to re-treat your property at the end of the term (at significant cost) in order to renew your bond.<br />
4. Some bonds can be transferred to new owners if a property is sold, some can not.<br />
5. In most new construction, the builder will cover the cost of the initial termite treatment and the termite bond for the first year.  After that, it is very important to maintain the bond and not let it lapse.<br />
